Ajman Uptown is a prestigious project from Sweet Homes. What is the unique selling proposition (USP) of this project?
Ajman Uptown in association with `R’ Holdings, is a unique project for it is the creation of an entire community, a comprehensive township. For the first time villas are being constructed in a gated community in Ajman and the project when completed will have 1504 villas of 2, 3, 4 and 5 bedrooms, in addition to commercial areas. We are therefore talking about a massive area of 3.5 million sq. ft that will be developed with a gross built up area of 4.0 million sq.ft.
The project will have every conceivable facility within itself, thus ensuring that it is a fully independent and self-serving entity. We are therefore talking about schools, hotels, health centres, spas, shopping malls, fire fighting centres, offices, cinemas – in short all that is normally part of a modern urban set up.
In addition, it will also have nature at its best with verdant greenery, luxurious landscaping, and a 1.15 km shopping long walk way. Thus every little detail will be taken care of, for that is the kind of planning that has gone into the project.
What kind of advantage does the project enjoy with regard to its location?
Ajman Uptown is located in Emirates Road, which is currently the best balance between Ajman and Dubai. This means that it is just 30 minutes from the Dubai International Airport. Besides, real estate prices are still at a very affordable level in Ajman, unlike Dubai and Abu Dhabi. Living in Ajman too is not frightfully expensive. As the crowning glory, the project also brings with it freehold ownership, residence visa, which effectively means the best of everything comes with buying the property.
Furthermore, in the same vicinity where Ajman Uptown is coming up, there is tremendous development happening. What are your expectations from the launch of Ajman Uptown?
The project is basically meant for end-users, the middle income segment, for the prices are completely affordable. We also expect companies to invest in this project, for it would be an ideal place to house their staff. Especially with mega projects such as the Ajman Marina, Al Zora and others coming up, there is a crying need for housing for engineers, technicians and other experts in this area. Projects such as the Ajman Marina would take anywhere from 2 to 5 years to be completed and good, quality housing for the professionals become a burning necessity. This is one area where our project Ajman Uptown can become sought after.
In addition, we also see investors buying into this project. These are people who wish to stay in Dubai, yet have a piece of property in Ajman. Thus a combination of affordability, accessibility and need-based buying will work in favour of Ajman Uptown.
The pre-launch sale is already on and has met with highly encouraging response. The launch will therefore reinforce this interest and take the project closer to the buyers.

Can you tell us about your overseas operations?
We have our offices in London, Doha, Muscat, Dubai, Abu Dhabi, Ras Al Khaimah and Ajman. Our main objective is to promote Ajman through these offices and ensure the allure of Ajman reaches the rest of the world. There is so much more potential in this emirate that can be tapped. We are therefore exploring and toying with the idea of promoting Ajman in particular and the UAE properties in general to the world. There is still so much more that can be done, for there is tremendous scope. Given the current trend we are in no doubt that real estate in UAE will boom and will soon be the next Manhattan, Singapore and Hong Kong of the world, with regard to spectacular real estate growth.
